Viña Senior Residences: FREQUENTLY ASKED QUESTIONS

How soon can I move in?

Viña Mayor Residences is currently under construction.  As of this time, let's plan for late spring or early summer 2027.  As we get closer, and get your application processed and approved, we'll be able to set your move in date.  We're looking forward to learning more about your needs and how we can help.

Can I bring my dog or cat?

Yes! Viña Mayor Residences is a pet-friendly community, with a limit of two pets per apartment home. Rather than restrict specific breeds, we'll evaluate individual pets — for example, dogs with a documented history of aggression wouldn't be approved. Weight limits, pet fees, and full policy details will be finalized and posted online as we get closer to opening. Assistance and service animals are always welcome and aren't subject to our pet policies or fees.

What kinds of events will you host?

Great question!  Our onsite property management team is excited to host resident events on a regular basis, and will encourage you to start your own book clubs, walking groups, crafting circles and more.  We will also partner with ArtistiCO Arts & Wellness so residents can participate in fitness classes, social events, and educational sessions.

How do I get on the list, and what happens next?

Right now, the best step is joining our interest list by reaching out through the options shown on the contact page. As we get closer to opening, our property management team will reach out with information on income qualifying, screening requirements, and how to complete an application. Being on the interest list doesn't guarantee an apartment, but it's the best way to hear first when applications open.

Do you offer meals or services onsite?

Our team will be happy to provide resources and suggestions for support and assistance with a variety of requests and needs, but the property does not have a kitchen and dining room nor will it offer a meal plan.  The ArtistiCO Arts & Wellness Center on the first floor of the building will offer a variety of classes and connections for the community, and they will be open by Fall 2027.  This is an independent living apartment community and we do not offer services through the property.

Is there an age restriction on visitors?

While no one under the age of 62 is eligible to live in one of our apartment homes, you are more than welcome to have guests of any age.  There will be a second floor amenity deck and community room so you'll be able to visit with guests there as well.  Our amenity spaces are created to be an extension of your home.

What's the income limit to qualify?

Apartments will be available to households earning between 30% and 60% of Area Median Income for Denver. Based on 2026 limits, that's roughly $30,000–$60,000/year for a single person and $35,000–$69,000/year for a two-person household, though the exact limits are set annually by CHFA and will be confirmed closer to pre-leasing. Household size and total household income both factor into qualifying — our team will walk you through the details once applications open.

What will rent cost?

Based on 2026 CHFA rent limits, one-bedroom rents are estimated between roughly $800–$1,600/month, and two-bedrooms between roughly $970–$1,950/month, before any utility allowance credit is applied. The property will cover all utilities except in-unit electric, so your actual rent will be reduced by a utility allowance for that cost. Final rents will be confirmed as we finalize the utility allowance and approach preleasing in 2027.

What documents will I need to apply?

While full requirements will be finalized closer to leasing, applicants can generally expect to provide photo ID, proof of income for everyone in the household (pay stubs, benefit statements, etc.), and rental history or references. Our leasing team will provide a complete checklist once applications open.

Are the apartments accessible?

Yes — the building includes elevators and interior corridors throughout, so you won't need to navigate stairs to reach your apartment. We'll also have one- and two-bedroom homes that have been modified to accommodate different needs, including features like lowered countertops, roll-in showers, and doorbells that pair with a visual light signal. Let us know what you're looking for or what would help make your apartment work well for you, and our team will help match you with the right unit.
